The Best Times of Year for Real Estate
For many in the United States it seems as though real estate season starts in the spring and ends just as the kids head back to school in the early fall. While many home and property sales take place in the spring and summer, the reality of the real estate market in the United States is that it's all about timing. Whether you're a buyer or a seller of a home or property, there are optimal times throughout the year, but for the most part, the real estate market and when it's 'hot' depends on where you're located and the time of year or season. Holidays on the Horizon
Halloween, Thanksgiving, Christmas, New Year’s Day – The season has changed, as we roll through Fall (maybe it will start feeling like Fall in Central Mississippi before too long!) and into winter, the calendar pages seem to fly by, and with them a succession of holidays are a’ coming. People are busy; they have a lot on their minds, more to do, with trick or treating, entertaining, cooking and shopping, and as the daylight hours shorten, they feel like they have less time.
But, even with less time, as while it is true that Spring and Summer are the busiest times in Real Estate, folks are still buying and selling homes. Sure, things have slowed down a bit, but so far, Central Mississippi’s real estate market is still hot. Our phones are ringing, offers are coming in, home inspections are being done, and we have plenty to keep us busy through the end of 2016. But, we are fully prepared to do more!
2016 is already the best year in The Hetrick Team’s history! Through the end of the third quarter, we’ve sold more homes than in any full year in our 18 years of existence! For months now, our best listings, priced reasonably and well-prepared for the market, have been going under contract in a matter of days, and sometimes in just hours. As new construction continues to make its comeback, and inventory slowly builds, the quick-sale pace may slow some, but low interest rates and the re-entry into the market of many consumers who have now recovered from losses they suffered in the early part of this decade should make for a continued robust market. Also, we are seeing first-time buyers moving into the market in larger numbers.
We still wonder how the upcoming presidential election will affect real estate, but with it right around the corner, it hasn’t yet. Will folks pull back on spending decisions until the outcome is determined? And if so, when will that happen? It honestly bears watching. But so far, we can’t see any negative impact.
So a note to all you potential sellers: The market is far from dead this year. There is still time to list and sell your home before the end of 2016, and, frankly, we need the inventory; we’ve sold so much of what we’ve listed, we just can’t keep up with the demand. You don’t want to wait a second longer. It’s time to get moving. Most folks need to do at least a little sprucing up, and we are here to help you figure out what to do now.
