From Our August 2016 Newsletter:
Updates, Renovations and Remodels

When selling a home or property, one of the main goals of the seller is to get the highest offer possible. If the market is hot, the chance of getting a high offer is relatively high. If the market is on the cooler side, many sellers look to alternative options to make their properties more marketable, usually by way of a remodel, a renovation or by updating the property. But what is the difference between a remodel and a renovation? Is an update something that's easy or difficult? More info.

The Waning Days of Summer

It’s still hard to believe that early August means back to school, a full month before Labor Day. But it does, and that normally triggers a bit of a slow-down in real estate, as folks thoughts turn to other things, at least for a while. Fall is full of distractions; school, football, band, cheerleading . . . you name it, things ramp up for families when school goes back in session. But so far, Central Mississippi’s blazing real estate market is still red-hot. Our phones are ringing, offers are coming in, home inspections are being done, and we have a robust month of activity in the hopper.

July, 2016 was the best month in The Hetrick Team’s history! 2016 is our best year-to-date ever, so far. For months now, our best listings, priced reasonably and well-prepared for the market, have been going under contract in a matter of days, and sometimes in just hours. As new construction continues to make its comeback, and inventory slowly builds, the quick-sale pace may slow some, but low interest rates and the re-entry into the market of many consumers who have now recovered from losses they suffered in the early part of this decade should make for a continued robust market.

However, keep in mind there is traditionally a slow down during late summer, and we still wonder how the upcoming presidential election will affect real estate. Will folks pull back on spending decisions until the outcome is determined? And if so, when will that happen? It honestly bears watching. But so far, we can’t see any negative impact.

Sellers: The market has typically peaked by now, but it is far from dead this year. There is still time to list and sell your home this Fall, and, frankly, we need the inventory; we’ve sold so much of what we’ve listed, we just can’t keep up with the demand. You don’t want to wait a second longer. It’s time to get moving. Most folks need to do at least a little sprucing up, and we are here to help you figure out what to do now. Don’t forget: We go the extra mile to help our clients prepare their homes for the market; price them right; stage them well; and we invest wisely in professional photography, video and effective online marketing. Buyers: Properties are moving FAST. Homes are selling in days. Demand exceeds supply. New financing and closing regulations mean longer waits between contract and closing, so don’t assume you know what to expect. A lot has changed – in 2010, and again last October, so if you have not been in the market in several years, you’ll find our buyer orientation programs useful and beneficial. Also, buyers need the freshest, most accurate info on homes for sale to take advantage of sometimes brief windows of opportunity when the right home hits the market. And, that’s what The Hetrick Team does well. We make sure our buyer clients are ready to buy—prepared, poised and ready to go. Our buyers stay a step ahead of the market. Call us now. 601-664-6950.

As we have been for 18 years, we are here to help. Just give us a call or drop us a line.
